When renting offices, the Lessor will provide a 1 month rent free period at the start of the lease.

INDEXING


From 1 January of each year the base rent and the security deposit shall be indexed on the basis of the change in the EU HICP 28 (Harmonised Index of Consumer Prices), as published by EUROSTAT.

FIT-OUT


The Lessor undertakes to provide standard office furnishings. All costs other than the standard furnishings are the responsibility of the Tenant. The standard office furnishings shall include:

  • 70% open space, 30% mobile office layout
  • plasterboard partition walls
  • white painted walls
  • standard coffered suspended ceiling in office areas
  • full-scale CPL/HPL doors, 90 cm wide, with high-quality hinges
  • false floor
  • high quality carpet
  • recessed lighting meeting the LUX

Any other costs besides the standard fit-out shall be paid by the Lessee.

SECURITY DEPOSIT


The Tenant shall provide a cash deposit or an unconditional and irrevocable bank guarantee equal to 3 months of total rent (office, storage, parking rent + service charges + common costs + VAT), after successful handover.

SERVICE CHARGE


The service charge is determined based on all equipment, including final fitout and all installation requirements. The service charge is €6 / m2 / month + VAT (at 2024 prices), excluding building tax (which will be determined after construction).
The Tenant pays on a pro-rata, triple net basis for the proper use and maintenance of the building, including reasonable costs and building operations, as per the open-book:

  • building insurance
  • local building tax
  • operating costs of utilities and utility systems (water, sewerage, etc., but not including electricity)
  • cleaning of internal and external common areas and the car park (including façades and pest control)
  • maintenance, repair and operating costs of the main facilities serving the building, as well as the car park (including mechanical, electrical, lighting, fire prevention, BMS, security, gates, etc.)
  • utility costs of the car park (heating, cooling, electricity, water, sewerage) and other common areas (including hot water and watering the plants)
  • the cost of heating and cooling the premises
  • water and sewerage costs for the premises
  • all costs of materials, staff and fees relating to property management
  • all costs related to compliance with general legal and municipal requirements for the maintenance, repair, operation and use of the building
  • landscaping, repair, maintenance, cleaning and restoration of all external surfaces, pavements and roads
  • all costs related to environmental standards
  • waste treatment and disposal costs

We reserve the right to amend the service charge.

In addition to the service charge, the Tenant shall pay all operating costs incurred in connection with the use of the premises, such as: separately metered electricity charges for the individual spaces, maintenance and repair costs for equipment used exclusively by the Tenant, cleaning costs, the costs relating to internal security, Internet and telephone service costs.
Service charges, overhead, common costs and other related costs for the premises will be charged from the technical handover acceptance date.

SUBLETTING


Only permitted with the prior written consent of the Lessor.
